Services include site due diligence, zoning and policy review, servicing risk assessment, high-level pro forma analysis, and approval sequencing strategy.   • Oversight of architectural, civil, structural, and specialty consultants to ensure scope alignment, coordinated submissions, and schedule adherence. We ensure technical decisions remain consistent with financial constraints, approval conditions, and delivery timelines.

  • Management of rezoning, development permit, and building permit processes across municipal jurisdictions. We coordinate submissions, respond to review comments, engage with planning staff, and track approval milestones to reduce entitlement friction and delay risk.

  • Preparation for execution through budget validation, procurement coordination, milestone tracking, and risk documentation. We align pre-construction planning with funding requirements and contractual frameworks to support a disciplined transition into build phase.
